1. Booking Process

Our booking process is designed to be smooth and transparent for Indian students:

  • Initial inquiry and consultation with our housing advisors
  • Property selection based on your preferences
  • Application submission and booking confirmation
  • Deposit payment and contract signing

2. Booking Fee & Deposits

A booking fee may be required to secure your accommodation (typically £100–500 depending on property type). This fee is usually converted into your security deposit once the tenancy begins. Deposits are held in a government-approved deposit protection scheme.

3. Rent Payment Options

  • Full payment: Entire year's rent in advance (often with a discount)
  • Termly payment: 3–4 installments aligned with student loan disbursement
  • Monthly payment: Usually requires a UK guarantor or additional deposit

4. Guarantor Requirements

Many UK landlords require a UK-based guarantor. Since most Indian students don't have access to a UK guarantor, we offer alternatives:

  • Increased security deposit (6–12 months' rent)
  • Rent payment in full or larger installments
  • Professional guarantor service via our Housing Hand partnership

5. Booking Modifications

  • Before arrival: Contact us as soon as possible — changes subject to availability
  • Room switches after arrival: Subject to availability and landlord approval
  • Contract length changes: Must be approved by accommodation provider
